Listing agents are often highly skilled real estate experts with a fiduciary duty to obtain the highest rents and best deal terms for the property owner.
When one agent represents both the buyer and the seller in one transaction, it is also called dual agency. In many states, dual agency is now illegal.
Listing agents work for landlords and dual agents act as glorified mediators. Most large brokerage agencies do both and have numerous conflicts of interest.
A commercial lease is a complicated document with enormous financial value. If you wouldn't want a mediator or the opposing lawyer to represent you in court, you wouldn't want them negotiating your real estate contract.
Tenant dedicated agencies provide expert advisory and typically save their clients at least 5% in rent, while also preventing landlord biased leases.
